Apartments Near McGill & Student Housing in Montreal

Studios, rooms and apartments for rent near McGill, Concordia, UQAM and Université de Montréal — with average rents, the best student neighbourhoods, and tips for renting as a student or newcomer.

Renting near campus in Montreal

Montreal is one of North America’s great student cities, home to McGill, Concordia, UQAM, Université de Montréal, HEC and Polytechnique — and demand for student housing is high every fall. The good news: rents here are far lower than Toronto or Vancouver, the metro makes commuting easy, and Quebec’s tenant protections work in a student’s favour (for one, landlords cannot charge a security deposit).

Most students rent in one of a few zones. Milton-Parc — known as the “McGill Ghetto” — and Downtown put you within walking distance of McGill and Concordia’s downtown campus. The lower Plateau is a short bike ride away, NDG sits near Concordia’s Loyola campus, and Côte-des-Neiges is the affordable student hub beside Université de Montréal. The cheapest option almost everywhere is sharing a larger apartment with roommates.

Below you’ll find typical rents near campus, the best neighbourhoods by university, sample listings, and a checklist for renting as a student — including what international students need to know.

How to rent as a student in Montreal

Start early & share

Best listings appear March–June for a September start. Splitting a larger apartment with roommates is the cheapest way to live near campus.

Prepare proof of enrolment & funds

Have your acceptance/enrolment letter, plus pay stubs, scholarship or bank statements showing you can cover rent.

Line up a guarantor if needed

With little Canadian credit, a co-signer (parent or guardian) strengthens your application. Some landlords accept a few months paid upfront instead.

Know your rights: no deposit

In Quebec a landlord can only ask for the first month’s rent — no security or damage deposit. Anyone demanding one is a red flag.

Visit before you pay

Never send money before seeing the unit (in person or live video) and signing a lease. Be wary of below-market prices and “hold it” e-transfers.

Read the lease & check Section G

Use the official Quebec (TAL) lease, confirm what’s included, and check Section G for the previous year’s rent.

FAQ

Student housing FAQ

How much is an apartment near McGill University?
A room in a shared apartment runs about $700–$1,100/month, a studio $1,300–$1,800, and a one-bedroom $1,800–$2,400. Sharing a 2–3 bedroom with roommates is the cheapest way to live close to campus.
Can international students rent an apartment in Montreal?
Yes. Landlords may ask for proof of enrolment, proof of funds, and sometimes a guarantor or a few months’ rent upfront if you have no Canadian credit. No security deposit is allowed in Quebec.
Do students need a guarantor?
Not always, but a co-signer helps if you have little Canadian credit — common for students and newcomers. They agree to cover the rent if you can’t pay.
What neighbourhoods are best for students?
Milton-Parc and Downtown for McGill/Concordia; the Plateau nearby; NDG for Concordia Loyola; and Côte-des-Neiges for Université de Montréal — often the most affordable.
Furnished or unfurnished?
Furnished costs more but suits short stays and exchange students. Unfurnished is cheaper over a 12-month lease and standard for multi-year students.
When should I start looking?
One to three months ahead. Most leases turn over July 1, so the best student listings appear March–June. For September, search in spring.
How do I find roommates in Montreal?
University housing boards, student Facebook groups, and platforms listing rooms and shared apartments. Splitting a larger unit is the most affordable option near campus.
Are utilities included?
It varies. Heating and hot water are sometimes included; electricity (Hydro-Quebec) is often separate, around $30–$80/month for a small unit. Confirm before signing.
