How to rent as a student in Montreal
Start early & share
Best listings appear March–June for a September start. Splitting a larger apartment with roommates is the cheapest way to live near campus.
Prepare proof of enrolment & funds
Have your acceptance/enrolment letter, plus pay stubs, scholarship or bank statements showing you can cover rent.
Line up a guarantor if needed
With little Canadian credit, a co-signer (parent or guardian) strengthens your application. Some landlords accept a few months paid upfront instead.
Know your rights: no deposit
In Quebec a landlord can only ask for the first month’s rent — no security or damage deposit. Anyone demanding one is a red flag.
Visit before you pay
Never send money before seeing the unit (in person or live video) and signing a lease. Be wary of below-market prices and “hold it” e-transfers.
